What is a home measurement or floorplan service?

A measurement service is just what it sounds like: An appraiser measures the dimensions and area of the property, then draws a basic or highly detailed floorplan based on your needs. The appraiser's report and floorplan is a document that can be used to prove the accurate Gross Living Area (GLA), the sum of all livable area, of your home. These services are useful and sometimes necessary when challenging property taxes or selling a property.

How does a home measurement or floorplan service work?

During a measurement or floorplan service, a certified appraiser measures the property with a measuring tool — either a tape or laser measuring device. As they move around the house, they observe the layout of the rooms and other features, like closets, entryways, and fireplaces. They may sketch the property. Then, the appraiser creates a report and detailed sketch showing the total living area of the home and the general layout. The result is a document that can be used to prove certain specs of your property — like the Gross Living Area (GLA) — on tax documentation, home listings, and more.

When are measurement services needed?

Property taxes

Property tax records frequently reflect incorrect area of a property because the values can come from many sources, and sometimes go unverified — which means you may be taxed for more square footage than you own! Unless a certified appraiser has recently executed a valuation on your property (after any renovation that may have affected square footage), you'll need an appraiser to perform a measurement service before contesting your taxes. An appraiser will establish the accurate Gross Living Area (GLA) of your property so your taxes reflect the actual square footage — and you can stop paying more than your property is worth.

Selling a property

A measuring service will ensure that you're paid fair market value for your property. Square footage is one of the most important elements potential buyers examine when purchasing a home — but since these values are frequently approximated rather than properly measured, your listing might reflect less Gross Living Area (GLA) than it can take credit for. An inaccurate GLA not only decreases the selling price of your home, but possibly even the number of interested buyers. The only sure method of using a definitive GLA when listing your property is to reference a previous appraisal or home measurement service carried out by an appraiser (after any renovation that may have affected square footage).

For real estate professionals

To ensure that your client's property closes at a price that accurately reflects true market value, we suggest asking for a floorplan service for the property. Your clients, and potential buyers, will appreciate your attentiveness, and you can be confident in knowing the GLA on your client's listing is truly representative of their home. A measurement can also be a great marketing tactic for enticing potential buyers since they can see the layout and characteristics of the property before and after a tour.
